After the tariffs all other side hustles became undoable so everyone is thinking about real estate now which is logic tbf so the market is getting really saturated with wholesaler's but keep in mind not all wholesaler's succeed because of some lack of knowledge you to understand the game from all aspects and you'll be flying if you need any help don't hesitate to reach out to me!

Make sure you have a contingency for paying the loans when you are doing the initial rehab and factor in vacancy as well.

Now if the lender paid the fee, the own the document and can avoid sending it until you pay them for it or your new lender pays them for it.If it is an FHA or VA loan it is a bit of a different process.The biggest question I would have, is did the private lender order the appraisal through and AMC that is recognized by your new lender?
