Has anyone had any problems using the C.A.R form with the "or ASSIGNED" and assigned to another person.And would I have to notify the realtor or selling parties that I have assigned the purchase agreement to another person or entity?

Personally, I can see no valid reason to ever use conventional financing for an investment property.  

Thats pretty personal to each investor. 

Madison County REIA is a great place to connect with investors in person.

I personally feel starting as an LP is the best route.

If it is of use and you still have questions it may be easier to meet in person and discuss everything?

I don't know about that @Don Harris it was quite stressful managing all the contractors, but I guess that's part of the flipping game.  

Colleagues of mine have recommended these two companies, although I have no personal experience with them.

Material" is a gray area, but generally means that a reasonable person would find this defect to be important.
