You have to understand cost seg is just shifting tax obligations.

However watching the stock and oil markets for some time I was able jump on once-in-a-lifetime prices, and, with various forms of borrowed capital contributing, I’ve essentially gotten a 10x return to date on my own money, and expecting that might double again over the next year or two before I’ll call it played out and be ready to shift to something else. 

What are you currently doing to shift your mindset?

If I had to choose some must have metrics, I would say DSCR and CoC are perhaps the most important to me because I need to be certain that there is some element of buffer from the risk of losing the property in the event of a market shift or an unexpected issue in the structure of the property that causes vacancy or expenses to rise.
