If you are applying for a conventional mortgage the guideline states "A minimum history of 2 years of commission income is recommended; however, commission income that has been received for 12 to 24 months may be considered as acceptable income, as long as there are positive factors to reasonably offset the shorter income history"So less than 2 years is possible.

Not talking about investing in a syndication but where you own the property 100% yourself.Often I see investors compare active versus passive properties as similar and want to just accept a few percent less yield with passive and with supply and demand it doesn't work that way.

MLS and off market sold comps.When I put terms: Cash only on the MLS, it just shows me the listings that include Conventional, VA, FHA, Cash Only.... it shows me the term 'cash only', but doesn't give me what I'm looking for, which the the comps that were really bought cash from investors, not that the term was accepted in the listing.
