At the end of the day, you're either heating air or liquid that gives off heat to warm the air. 

For an apartment building I bought I wanted to put in heat and air for each apartment rather than every 2 units share one HVAC unit (and I get the electric bill). 

Generally by the time there is a story about it or applications the developer already controls all the land.As to the value of the land it depends on the value of your current use and air rights.

But I like to air on the side of caution.

Know that if you've got no experience certain tasks might not be able to be done like plumbing, electric and air conditioning.

As well there is a story about  a house in Bel-Air purchased  for  $ 11,000,000.00 2014. 

Humid, warm air inside the unit condensates against exterior walls or windows where it's colder.

I got out of the Air Force 3 years ago.

This is my first real estate project and I'm looking to either start out with Air BnB and/or move toward full time tenants.Do you think a studio type apartment would be best, or would it be advantageous to include 2 bedrooms? 

These parking lots can then be re-adapted as the land and air rights can become more valuable.
