I have already sold by owner and am well aware of 1031.

I am not sure if the supreme court would mean that investors cannot claim surplus funds or if its is only the county that cannot. 

I am starting out and planning to make my first RE investment in the Q1 2025.

I am wondering if this is a good deal I will be paying

I am making it a priority to attend at least one a month to grow my network and learn. 

I am actually doing a flip right now and hard money lender isn't the easiest to give us a loan for the rehab (draws verse pulling all at once, which is normal).

Even if I am to not be taking home the lion's share of initial deals, I'd like to still be building some capital for future dealings.

So I am pretty bullish for the next 10 years here.
