Question to the group my partner and I owe several houses in a portfolio and wanting to sell them in a perfect world it would be nice to sell all at the same time not probably not going to happen, we have a offer on one of the houses and a almost double then it appraised for in turn the Bank told us we would apply to balance of principal were OK with that but now the Bank said they want us to put additional money down over the sale price or they will not release the property since it effects the cash flow, does this sound right, we also almost had two sold and hey told us we would have to put the total sale price on principal and pay realtor fees out of our pocket.

I am not a Coach or Guru, but I will try and make some sense of this for you...If you put the EMD up yourself, then you would have needed to include in your assignment contract where to release the EMD deposit upon closing otherwise it was applied to the purchase of the property upon closing.

@Scott E.If they are in fact over extended, wouldn't it make more sense to keep a good chunk of that money as cash reserves rather than put most or all of it into paying off the debt?

If you have a 6 month contract and buy a house and your contract doesn't extend I would think that would be outside your control and the intent was there.

A normal 2 x 4 wall takes R13, which means you want to add another 5 to get to R19, you can achieve that by adding 1" foam on the outside ( R 5.6). you should break down your costs and find out what is best for you: add 2" framing and 2" extension jambs to windows( material and labor) + R19 -- leave existing 2x4 and spray foam-- install 1" foam on exterior,R13 interior, extend jambs and trim on exterior ( if vinyl siding that can easily be covered with aluminum).
