I have a little experience, with the right GC AND someone you trust (even just a property inspector who will go out and take pics weekly for $20/trip) to keep the GC accountable and you updated, its possible.When you live close to your flip, you can check on progress, QC the products as they go in, etc.

Not do what all the other agents are doing, you'll fail.And, my favorite... become a licensed assistant with a top agent so you can learn the business and get paid while doing it!

I label my trip a success as I was able to accomplish my goals for the week of:  1. 

., the money isn't going to be sitting there when you get back as it turns out that borrowing several hundred thousand dollars requires active participation on your part and you will realistically only be able to e-sign things while away, but you could/should be able to submit the basic paperwork, do a 60 or 90 day rate lock to get the BREXIT interest rate pricing that's still present but could go away at any time, go on your trip prepared to e-sign things from your laptop, designate someone other than yourself to host the appraisal (can't be your loan originator; rules), come back to a conditional loan approval waiting for you (it'll have things that require more than just e-signing), fulfill conditions, sign loan docs (signing that 100+ pages must be in person, notarized, and ink-signatures), fund loan, go on your merry way. 

If you are using hard money you need to budget for the points and fees as well as traditional third party closing fees.Repairs: The money it is going to take you to rehab the property plus an extra 10% of estimated repair costs to account for unexpected repairs.Holdings Costs: Here is where a lot of investors get tripped up.

My favorite days for managing is between the 1st and 5th of the month:) --all those checks coming in definitely make it enjoyable!

My favorite is the podcasts because I drive a lot and I always pick up something new.

That way I don't waste a bunch of money on a plane ticket (1500 dollars round trip) I pay for an appraisal and a home inspection (around $1000)and know how much it's going to cost to fix the place up before I spend the big dollars for that plane ticket, motel, car rental and use my vacation time.

I have been using my weekends to take trips to some of these areas, and will make sure Killeen will be my next stop.
