Underwriting must include enough reserves to weather a pretty major downturn, and extendable financing so that there is not a situation where an immediate exit is required.  

I figure lawn and snow would cost about $800/yr so I charge about $70/m in rent less than would if I included it.

You can NEVER mix personal assets with your (wife included) IRA assets.

I I calculated a $4,800 monthly income (3/1,3/1,2/1) with $2934 in expenses (including P&I) and with a cash flow of $1864. 

As such, we're expanding our search range to include more of Pierce county, Spokane (though this is very new concept I've been playing with), and out-of-state where we grew up in Central and South Florida.I just read a great report from FannieMae on Multi Family investing in Austin, TX.
