Similarly anything more than 10% office and the building may be considered "specialized" or "flex" by the tenant pool, which again handicaps you when it comes time to release. regarding the lease itself, 6 year term is great from the perspective of a secured income stream but you need to consider where we are in the cycle.

She was adamant that she does not want to list or work with a realtor (her mom lives with her and they have the tiny house packed with stuff) - though she has "called around" and thinks her house is worth maybe $450K when it's more like $415K as-is... so I'll need to reset expectations since my offer will be around $335K.QUESTION: What is a good way to lock up a deal with her given her longer timeline?

@Jonathan White lot rent for the one that i used to live in right now is $480 and yes it does cover garbage and the snow removal is for the road, they won't do anything for you on the driveway/space.
