I bought a rental last year in hemet, for now it’s flipping and wholesaling to build more capital, then if the market takes a downward shift, maybe then it will be a better time for more rentals

I do want to post more and be more active on here because my goal this year is to transition from Full time Realtor to full time investor, or at least shift my percentages to the investor side.I have been a buy and hold investor in Phoenix since 2012 and it's been great, but I've only seen the upside of the market cycle, which I am well aware of.

I max out my Roth IRA every year and also contribute 10% of my pay (before taxes) to my Simple IRA as I shift into a debt reduction phase later in the year this year I do plan on upping the contribution to 15% of my gross pay once I feel comfortable with my level of debt or have eliminated all my bad debt (incurred getting the real estate stuff going).

Seeing this paradigm shift in the industry has made me more curious about development, and after reading several books (The Real Estate Game by William Poorvu, and Confessions of a Real Estate Entrpreneur by Jim Randle) I am very interested in moving to the development side, while using my architectural background to my advantage.My first goal (thank you for the articles BP), is to buy a 2-4 unit building in the NYC area with a first time homebuyer FHA loan, and hopefully use a 203K loan for the renovation, and use it for my first positive cash-flow property.

While part of that is due to a mix shift, since there are fewer lower-priced homes for sale, it is becoming increasingly clear that fewer buyers are able to play in the higher price ranges.
