If I were you I would carefully and conservatively lay out your business plan and what cash flow is going to look like during your build out while no cash is coming in and then what it looks like each month as it ramps up.Personally I’m a little lost on your actual concept - a pizza/ice cream shop sounds like a family place but then you want gamblers hanging out there all day?

That's all nice and good in a vacuum... but when the tenant is behind by more than a month's rent, ghosting you, has a four digit back balance, and has done a lot of damage to your property, it puts a strain on that concept in practice.
