Would like to network and share our contacts and experience with contractors, lenders, experience, etc.  

A lot of people think that they will gain "experience" when they self manage.

Just from the cash flow perspective, it is making sense, but I wanted to know how your experience has been?

Just reaching out for some feedback from people with more experience than I have in this area.  

In our experience as a property management company, we allow owners to use home warranties, but they are required to coordinate directly with the warranty company themselves.The main issue we’ve seen is that home warranties can significantly delay even simple repairs.

It looks like you have some great experience.

Garland has some pretty onerous rules for STRs and even requires a license and inspections at every lease turnover for LTRs which has put me off investing in the Garland/Mesquite market period.https://www.garlandtx.gov/DocumentCenter/View/15034/STR-Info...
