It's a simple concept made into a more complex strategy for the benefit of gurus, wannabe gurus and others making a business out of working with new investors instead of actually dealing in the dirt.Why would anyone want to find a property and limit themselves to selling to others in real estate, that's just limiting your market!

If I don’t succeed I can’t ensure what the job market will be when I need the income in 2014.Obviously I would like to have more experience under my belt before starting full time and have a more established network to feed me deals but my main thought is that if I don’t take this opportunity now when I don’t need significant income in the first year to jump in I may never do it.

The profit number is correct, assuming your other numbers are correct.In other words, in my excel column remove: Agent Comissions, and Selling Title/Closing Costs and it will be a more accurate depiction of investment ROI, correct?

In fact, they will be making principal and interest payments higher than had they put in a down payment of some amount.Now, if you ask landlords would they place a tenant with a $0 security deposit - that I think might be a more fair comparison.

The 100/sqft ones were mainly in early to mid 2011, 100k/unit (mixed 1br-2br) also was in mid 2011.This particular house is in a more commercial and less desirable part when compared to some of the other comps.
