As far as how building area can be added, or splitting lots, your best bet is to sit down with one of their zoning/building dept employees.  

Get it cleaned and inspected and I bet you have life left in it.

As long as that was the case, then I would bet no one is going to hunt you down over having a roommate - it seems irrelevant.Key word is here is ‘roommate’ - now if you said (on the application) this was to be your primary residence and you are not living there, but instead renting it out, then that may be fraud.PS, I’m no where close to an attorney and this is only my opinion.

I will bet your under market rent tenant has a similar clause that she accepted and the previous landlord failed to execute.

But I bet there's a lot of questions you can get answered even before you pay for those services.
