You know if you find it for them though that they are professional commercial buyers, have their own attorneys and due diligence department, and you can sit back and wait until it closes.All of the other individual buyers will tend to need a higher level of help and service on commercial transactions finding the property, doing due diligence, and getting to a successful closing.

The building department informed me I will need a structural engineer to sign off on cutting into the foundation walls, a friend who lives in the area claims having to wait weeks for the HOA to respond to requests, etc.

The Zoning Variation/Change is a lengthy and expensive process, it requires you to have fully prepared Architectural drawings, stamped and submitted to the City of Chicago by a Licensed Architect or Structural Engineer, then you have to wait for the Zoning department to Deny it (Which can take 8 weeks alone, or you can pay $1,500 to have an In-Person zoning review done in a shorter time period, but i'm not sure how COVID has effected this).

The positive upshot is that more companies and departments will allow for flex schedule, so more people can work 1-2 days/week from home, which will be a great balance for some people.4- As for SIP and city vs other living, I still think SIP is much better in an urban environment.

@Chloe Gadson Yes, you'd have to locate a parcel of land you want to buy first and then contact the zoning department to see if mobile homes are allowed.
