Here's what my thinking is:Combining the loans in a new 15 year gives me 850/mo increased cash-flow (because they're all at different terms/rates)  YES, it creates a new 15 year loan, but it also frees up a property (#3 above) that I wanted to establish a LOC on to buy additional properties.

., but just can't bring ourselves to give the lenders all that money as the additional costs and higher rates involved in those types of loans makes the numbers seem worse, and stocks have been a better alternative for us recently than taking out expensive loans for more real estate.

I am in Harris County Texas, more specifically the city of Katy,TX where public works, school districts and such are part of the tax bill PLUS additional fraction of a percent directly to the city.The appraisal district has a particular portfolio of properties all assessed at significantly lower than what like property potentially would be valued at.
