We just had to put a bigger earnest money and deal with the agent instead of the owners themselves. if you submit your offer to the agent they are required by law to show it to the owner. some of them will not allow you to assign it and require that you be the end buyer after seeing your prove of fund (which you can get for free if you have an LLC ) in this case you will have to use transactional funding to do double closing. just try and submit your offers or letter of intent.

Now I had no debt on most of mine so I could do that I don't know if you have a double whammy here and have debt that could back to bite you as well.I also donated my fair share of these to Habitat for Humans.. but they don't just take anything .. they don't want stuff they can't turn aroundBest of luck

I phrase the conversation as others have said, above, so despite the fact we have an appointment, they need to "opt in" with a call/text confirmation at least 2 hours beforehand or it's as if we never crossed paths.Another thing that helps is double-booking (or more) the appointments (this also helps with perceived scarcity of resources and prompts more ambivalent applicants to make a move to "beat" their competitor.")

not an easy situation , i would just have a talk that you feel bad , you allowed him time to mourn , but you can't really do this . you will help him try and find a smaller 1 bedroom , or studio and will be happy to work with him . tell him you and him have a great relationship and you don't want it to sour because of this . i think once a person falls behind , 90% will continue the downward spiral .

.- Sellers hiding that the 4th bedroom in a 1923 home has no foundation at all.- Sellers failing to disclose clearly visible earthquake damage that has been in place since 1989, but that a Common Joe might not notice, so they are only going accept offers with no inspection contingency, even if it's an offer for $30k less than the other offer with a 6 day inspection contingency.- REO "specialist" realtors opening pre-escrow with multiple title companies, looking at the prelims, and using whichever title company screwed up and didn't notice the clouded title.
