Current Rent Roll so you can see if tenants are paying and up to date.A copy of lease agreements so you can see when each lease is up, if a tenant moves out while you are closing you may have to pay to have carpets cleaned/replaced, repaint etc.

Mobile Homes are in decent shape for their age and have already checked with county on replacements which is okay as long as they're done within 60 days of removal.
