We are right between Miami & Fort Lauderdale, 5 miles from the beach, 2 miles from Hard Rock Stadium where the Dolphins play and where the new F1 racing is, near casinos, and 15 mins. from the airport and cruise terminals. 

In 1990 the total employment for the Austin-Round Rock metro was 454,725 and had an year end unemployment rate of 4.87.

When I was 32, I hadn't discovered BP yet, and I foolishly sold a rental property I had bought in 2011 at a rock bottom price that was a killer, killer deal.  

But insurance is willing to pay for the damage (sheet rock, carpet etc) but not for fixing the sewer line belly.

Was hoping to live in a single family between N Central Express and White Rock Lake.

Areas that I have been advised to look into are: Del Valle, Georgetown, Round Rock, Kyle, Buda. 

Examples of markets that meet this criteria-  Little Rock Arkansas, St Louis IL, Longview TX. 

All the stars have aligned to create an incredibly bright future for the short term rental industry: a revolution in working anywhere you want, a world filled with people ready to travel again, and a new wave of young consumers with disposable incomes that value experiences over material. 

However, in 5 yrs if the property value has tanked, and I can't secure financing then I'm caught between a rock and a hard spot and could have to forfeit the property if the seller opted to raise interest rate, etc.
