The Las Vegas market that I live in is so intense its almost impossible to find investment properties.

Cash flow w/o factoring these things in is 413/month.

I don't think in terms of "all-in" (I only know it as a card game term, but I don't play). 

Anyone has experience or familiar witching this part of town in ?

Personally if I didn’t want them to have a pet when they moved in I still don’t  want them to have a pet We know they have not had a pet for years so probably they may very well have never owned a dog and don’t know how to keep it from damaging a houseI would say no as the lease we signed stated no pets I don’t see see the upside I on the other had rent houses in the country where every tenant  has a horse as well as dogs and some have chickens, sheep and goats  so I don’t care 

I did knock on the door, I was able help the tenant get back on track; I comprised for a short time, but I got them out while still keeping some income coming in.

The neighborhood the house sits in is the lowest priced community and the property is especially expensive because of the lot size.

I am looking for a home for my family to live in.
