It means I am buying it as-is and I want to know exactly what as-is means in this particular property.Having knowledge of the condition is just plain smart investing and no matter how many houses someone has bought, not getting inspections raises the risk.

Seller decided she was sick of people screwing up simple jumbo SFR owner occupied loans, and 1031 is super time sensitive (a week or two can cost you several hundred grand...), so I ended up getting to know seller better than any of the buyers.
