@Ronald the reason am seeking a partner is I do not have the down payment and tenant improvement funds.if I had the funds, I would certainly go at it alone.

We have had a hot rental market in Colorado for a decade now so we have the flexibility to raise rents every year but like @Nathan G. said, we save the larger increases for turnovers and smaller increases for renewals.
