I've done pretty well as a relatively novice investor in the stock market, just investing in S&P 500 tracking index funds.

If you do outsource, some management companies will cover various things like cleaning, supplies, etc. so look into that as well. 

You can find single family that cash flow well and also multi-family.

A different industry thought leader will present and allow a time for Q&A.The goal is to raise awareness of and encourage this strategy as well as network with likeminded investors and entrepreneurs.  

I'm currently using a website that I created 4 years ago, posting vacancies by creating a page and cross linking it to a form in my website for applications.  

It sounds like you’ve got a great start, and I’m sure you’ll do well in wholesaling.

However, that’s been my same experience with off market deals as well.
