He insists that I get into a single family home with multiple bedrooms and rent out the other rooms.

For the last 18 months, my salary has been just over 60K per year w/ my current employer, but this month, I got a big promotion (almost double my current salary to 120k).The tricky part of my situation, is that the promotion I got, is actually being paid to me from a partner (affiliated company) and I actually get two separate paychecks, both W2’s from each company respectively.

Back then  I could double close so that made it much easier.

Spent another 90k out of pocket for the rehab.Filled with qualified tenants and cut expenses almost in 1/2.Now it cash flow +/-15% and is worth almost double what I paid. 

Any advice on how to manage these LLCs is appreciated.I hope I am on the right track by dealing with this relatively early instead of when I have double or triple the amount of properties.  

My first investment property was a 7 bedroom home across the street from a local university that I was selling (as their Realtor) for some clients who had used this to house their own kids as they went through college across the street.  

my written criteria for tenant screening clearly states double deposit required if no rental history, and friends & family history is negligible.

Its a bit hard to understand, could someone please give me a general idea of what are some things that I should double check and be careful about.Thanks guys
