Also a side note- I have a home warranty on my main residence.

Do people buy new with a warranty or used and dump them when they break?

Don't ever use a quit claim in Texas...they're not recognized by title companies here and will cause issues down the line when trying to sell. 3,  The titled owner(s) can transfer some or all of their interest in the property via another deed (special or general warranty deed) which will show how much interest is being conveyed.

We got a home warranty at that point....In January 2015, there was another stoppage.  

They explained to me I could not get my foundation warranty with the leak.
