Waiting 2 years is a ton of opportunity cost, and although waiting might save you $$ on the % interest, time-value and the potential for double-digits ROI makes more sense in my opinion to just go for it!

Ask the gas company what happens when a gas main in the street fails during winter; I bet their answer is they figure out how to dig it up to fix it.

Their customer service is responsive but not always helpful.I use quantum digital to mail small lists but their website makes me want to pull my hair out and I believe they are slightly overpriced.

To sum it up I was looking for homes that look like the grass was not cut all season, newspapers building up in the drive way, paper notices taped to the door/windows, and any other sign of a property that might appear to be distressed.
