So serious we decided it is best to leave the beautiful San Diego area for a better market.We noticed Ohio cities have really high rent ratio (we downloaded data from Zillow on rent ratio by city in the USA).

I have a private money lender who has offered me a 10% loan at 100% LTV w no points. 

Also noticed expenses for some of the multifamily are higher than i would guess, does that mean there are landlord responsibilities such as water or trash or ??

What is a fair profit share with a private investor who will be hands off?

If it's an awesome deal that you don't want to lose, start calling any private lenders you know and see if they'd lend you the funds in exchange for part of the profit you make.

I've been noticing lately that commercial real estate can appreciate much faster than residential.

i have noticed the days on market, but quickly found out that has no bearing on how i negotiate price. no sellers so far are desperate enough. interesting note on the price per square ft. didn't even think about that but as i compare different properties in the neighborhood, that'll help me with a consistent value.

This Alderman is going to present yet another tenant friendly regulation.There are a lot of reasons why this is tenant friendly, but one of them is you can no longer end month-to-month, even with 30-day notice, unless there's a "good cause," which is described here.Also, now the tenants could have a longer period to pay back the rent and stay in the property.
