Even though a Realtor may be great at buying and selling, they probably don't have the expertise to deal with the excessive laws & ordinances as well as the million and one situations you can find yourself in while managing a property/dealing with a tenant.

This is definitely the area of expertise of public adjusters as they have recommendations of what to do.
