Question is, if I have the means to put a high enough down payment on a house to be cash flow positive (assuming my expense estimates are accurate, etc.) is that something that I should do?

My tenant texted to let me know there was a domestic disturbance and her boyfriend destroyed the house.  

It's also not STR PM with a few tweaks- as this might fit a boarding house. 

I do occasionally post about it on some of the social media sites for travel nurses, such as Travel Nurse Gypsy Housing for example. 

I'm looking to move out and get a house with my girlfriend within the next few years and have my parents continue to live in the current house. 

The lease has language that the tenant is signing off on the condition of the house as-is, undamaged. 

Wondering if the vacancy rate is higher in the area as it seems more advantageous to just buy a house and pay mortgages rather than renting.

So they’d buy the house across the street and make it nicer. 

I unfortunately self financed so my funds are tied up in this one house.
