My issue is I am a self employed person and not sure if they still have no income verification loans (since the mortgage bubble), like they did when I bought my current home.And I'm not very keen on the idea of buying this upcoming property with a loan when I have the funds available to purchase it outright, why pay the interest on a loan I don't really need.

Another idea depending on the cash you have could be to invest big in a smaller cash flowing market and you can quickly have a larger amount of cash flow.

@Nathan Goodlove I'm not sure if it's necessary to use an attorney as a registered agent, but it's probably a good idea to consult with one before you attempt to do something inherently legal such as asset protection.

There is a nearby project that completed a nice mixed use and a few on the market with the same idea.. i'm pretty sure the zoning would allow. the projected sales price is based off a nearby sale in 2016 -  that sold for around 400k per unit. i will do more research on the zoning and check and double check what can be built and get my numbers right... but then what.. i know the project will make money... my issue is how to fund it and move fwd
