I am a fan of trying any free advertising, but there is also the time factor in dealing with this nonsense.

I was in your shoes a couple of years ago and used @Brandon Turner book, The Book on Rental Property Investing. 

So far we've read J Scott's book on flipping, listened to number of Brandon's videos, and becoming huge fans of Tarl Yaber.

In densely populated areas I’m sure a Murphy bed would rent for a lot, not sure about an hour north of Dayton.I’m a fan of mini splits in Ohio that way you have a classier way to heat and cool.As for granite, it is always nice but you won’t get more in rent if you have granite, but a tiny kitchen, it more so has an effect when added to an already great space.Try to think of things that would add value to your tenants.

I am not a big fan of this idea as I am not sure how much security it adds.I will also need to contact our insurance about the length of stay to see if there are any issues.I have always wanted to fill up the downtime and this would fill the rest of the year.
