I didn't even think about the fact that I probably need to replace the kitchen cabinets and bathroom vanities as well.

As an example, I can rent a garage for the same price per square foot as I can an apartment  but the only things I have to "maintain" are concrete floors, metal doors and driveways....no toilets, holes in drywalls, ruined carpets, broken doors, cabinet, etc, etc, etc!  

I did want to move it to the exterior window (which I am happy with), but I ended up mis-measuring for the cabinets.  

When I purchased it for 62k, it had sheetrock but no floors, cabinets, fixtures, appliances, or exterior concrete.

All granite, new cabinets, design faucets...

We have kilz'd everything, used ozone generators, thoroughly cleaned duct work and vents, cleaned out dryer vent, replaced all cabinets, kilz'd and replaced all flooring, painted everything (on top of kilz), so basically replaced and sealed everything except for insulation in attic and insulation in unfinished part of basement.

How does one go about doing a small cosmetic rehab (paint walls and cabinets, new vinyl floors) if the tenants are still occupying the unit?

They wouldn't have been the same cabinets, but would have been just as good.

The cabinets are "ok" but do have some scrapes on the doors.
