Really isn't a price cap, if the properties come then it's worth every penny.

Taking your eyes off the ball to chase the pennies is a bad idea. 

Either I get high rate of interest on my money or a get a property for pennies on the dollar. 

I try to get everything fairly "bulletproof" before listing, but at the same time, if this is easily accessible, potentially going to be covered by PEX lawsuit, and can last 10+ years, it's actually better (because of the lawsuit) than some old copper, cast iron, galvanized pipes.

Keep concrete yards but try to smooth it over with a thin coat over the rougher areas and give it one solid paint color.ORBreak up the concrete with jackhammer, leaving the concrete under the carport and cutting out pathways to the doors.
