You should vet the company to ensure they have the resources to pay the rent.You ALWAYS do background checks on the people living in your property because if you let in an axe murderer and they harm someone, you are likely to get sued.Whether or not you charge an application fee is up to you.

So effectively 5% down on an investment property.For simplicity, the 2nd mortgage is interest only and then the balance due in 5 years. 

They have an app that you can run comps on, play with rehab budgets, do ARV calculations as you drive for dollars and apply for the loan on the spot.

My clients are on Quickbooks or Stessa.
