So I am almost officially a honest to God real estate investor.... almost.Now back on the hunt for #2.

I'm still on the hunt for mine.

That can be offset by leasing the hunting rights.

They'll live with defects that they picked out for themselves.When they buy a flip or hire a contractor to do work, the feeling is, "I'm paying for this to be new - so it needs to be perfect" ... which is why buying second hand materials at a yard sale or something isn't a good choice.Also, the time spent hunting down a light fixture at a yard sale or CL is going to wipe out the savings of it.

@James Hunt - Your tenant has to have been there for at least 12 months, but after that you can request a rent increase.

Try relieving the seller of the burden of hunting down a payoff from the mortgagee that is not cooperating for what is a small amount of money the seller will net.  

I had not gone to the mountains hunting for 3 years and I had even quit playing online fantasy RPG games this spring.
