Granted this was on plots of land I didn't pay for, and that are already connected to the city's water and sewer, so there's a lot of savings there, but I'm hoping if it turns out to be this good of a deal I can still scoop up land and keep going

We have been keeping our eyes and ears out there for the past year. 

They just don’t keep up with the growth appreciation rates of other properties in the same neighborhood or even the same building.

It's always good to invest when there is worry and uncertainty.said it well, Dale, no matter what kind of market it is, it is full of uncertainty, but that does not mean opportunities decrease.

Although for me being one a premier client of our title company they would do date downs for me for free and also keep a running spread sheet for me.

OP, keep in mind not having access to heating and sharing same water heater and etc will require an easygoing tenant in the nextgen.
