This was a great deal to launch my Houston operation.

With that being said, do yourself a favor and do the research yourself on zoning, valuation and ACTUAL rent before talking to STR specialists who make a living on selling these =) Just my 2 cents...

As I’m undecided, my biggest concern is understanding how to calculate the costs of repair to see if a deal is worth it or not.

My husband and I went to meet the partner in person to learn more about the company and ask questions.

Is there any wholesalers or investors that buy & hold out there that has any tips or advice for me on how to run numbers on rental properties? 

Well its not complete with construction, so my guess is the property is underwater.We recently acquired a pool of similar type properties where they were not complete with construction and went for 40-70% of UPB due to the fact that they were not completed, and most lenders are not skilled to complete a MF project (we are one of those companies so we took advantage of it).The missing piece again in this puzzle is what is the current value, what is left to get it completed (how much $) then what is the ARV.

They are now some of my best performing rentals.
