I just finished reading J Scott's Book on Flipping Houses.  

Example: Buy house- spend 30k on rehab, finish within the first 3-6 months- end up with 100k in equity.  

Bathtub and Full wall Tile reglazing, New Toilet, cleaned out Vanity, new faucets for shower and sink, New Medicine Cabinet, New Flooring, and Paint and light fixtures.All under $2,200This are the pictures as of 3 days ago, I will upload new ones once I take them of how it looks currently completely finished. but It looks clean and new and overall cost effective.

I wanted to share a property we just sold yesterday and give a breakdown from start to finish of how the deal went, with hopes that newer house flippers out there can learn from our experience. 

I'm sure there will be capital expenditures and vacancies and other surprises that eat into that but for the sake of argument, let's say $400 a month cash flow is attainable, which it definitely is.

You can drive the area surrounding said property and look for rehab projects that are in progress, or finished projects that are currently listed for sale.
