Also, can someone bullet point profit strategies from notes?

We consistently do this every year, unless the increase amounts to under $10/month, in which case we stay flat.  

I am still a relatively new investor and I have been studying the BRRRR strategy and wanting to take action.

Not saying you shouldn't evict them, but if they're consistently late to the point of eviction, this may be a way to avoid the headache of doing that.

I am actually in the middle of a Rehab for a BRRRR strategy and I will be putting a tenant into the property soon and hope to refi out of my short term hard money.  

My question is: if we decide to pull the trigger on this deal what are some creative strategies to optimize my return on this land?

I'm planning on the buy and hold strategy while creating passive rental income.  

Has anybody ever heard of a strategy along the lines of:1: Showing homes in need of repair to potential home buyers2: Have the potential homebuyers tell you what kind of renovations they would want in the house3: Get a contract between you and potential buyers for you to buy the house yourself, do the renovations and then sell the house to the buyers after all renovations are finished.Essentially instead of the homebuyer buying it and then worrying about doing all the renovations themselves after it has already been bought, they can pay somebody else to renovate it before they put money into it then buy it after it is finished.

Newbie here: Is it possible to do the BRRRR strategy with traditional financing upfront or do you have to have a hard money/private loan?
