Operate with deferred maintenance, run the depreciation for this time and then 'dump' to get out.The cost of the sale+depreciation reclaim curve will have a break-even cross over for the appreciated new sales value. 

Also, to stay on this side of the border I'm looking into the Surrey, Langley, Abbotsford, Chilliwack, Ladner, and White Rock areas as well. 

Whenever a tenant crosses the line with a threat like this, you immediately release them from the lease in writing so that they can move out immediately for their own protection.  

I'm not sure yet if that will be a battle I have to cross and asking my BP gurus for help. 

Thanks so much to each of you for your input and advice @Russell Gronsky @Ricardo Cortes @Luc Boiron I am shying away from #2 as we moved cross-country less than a year ago and the headaches Russell mentioned do sound exhausting and ultimately inefficient.
