Make sure the entity is in good standing with the State - I could be wrong on this, but I believe some states have issues with allowing a UCC to be filed on an entity that is not in good standing.

The upside is that higher rates have taken some of the competition out of the market, and in the event rates lower, you can refi and make a good deal that much better.Having said that, there are plenty of financing options and you should absolutely talk to several local lenders and shop it around.Using an FHA product to purchase a multi-unit where you live in one and rent the other(s) is one way to avoid some of the highest rates (house hacking).

That's why the new law about defendants ability to request an Excess Proceeds sale is leading me to question whether it's still worth bidding on tax liens secured by livable homes in Arizona.I will know the answer to that question by the end of 2027.150 liens on good properties (the other 9 or so were mistakes due to lack of due diligence) have already turned into 46 in just a year.

Never really had any issues with tenants or lease violations, mostly because I was screening them myself and I'm lucky that a good chunk of them were friends of mine prior to being tenants.
