Two years later, my units are 95% occupied, I am under contract to pick up a multifamily property, a new casino is coming to town and a couple thousands jobs are coming.I am not convinced Danville will ever become an emerging market but it does seems to be a consistent performer. 

Raleigh is a fantastic market, and NC more broadly.  

Dover is a fantastic market and I really believe it benefits from both the ability to cash flow and a market that appreciates very well.

I’ll keep them in around $150 under market rent and hope they stay for decades. lol
