It's still going to need about 20k worth of work to bring things up to date inside and do some other random items.

Prepare to build systems, be disciplined and make sure you have thick skin.

@Jeff Cliff if it's a property where we are going to need a dumpster anyway we just order the dumpster early and pay for extra dumps if we fill it up too fast.If we really don't want to advertise that there is demo going on and/or that the property is empty , I'll get my handy guy to take loads to the recycle or dump in the trailer which is usually fine for diy demo since we're slow. 

Only having 3% skin is already over leveraging.

Be wary if they do because if they want a puppy it is going to need to be house trained and chew on things.
