Hi all,I am looking for advice for this situation I am in, or I should say my client is in.....Situation- She is closing on her house (pre-foreclosure) in Staten Island and getting $185k cash from the sale by end of October. - She 'wants' to find a 3 bedroom 'move in ready' place in a 'good neighborhood' that is close to Outerbridge Crossing because she still works in SI and her kids (~20-25yrs) go to school there.- She wants to buy all cash but doesn't mind a mortgage except her daughter would have to co-sign.- She's had tenants before and found it stressful and awful but still open to the idea.My Feedback- Buy a fixer upper 2 unit, 1 for your kids 1 for you and when they move you can rent it out and you'll have equity in your place and can repair your creditMy Ignorance- Everything lol I know what I know and I don't know what I don't know, ya know?

His niche is land flipping.  

A now defunct gas station is on the property and we have found through our due diligence that the tanks have needed to be removed for 4 years but no action has been taken.So in order for us to be in compliance with Arkansas UST division after purchasing, we'll have to dig these things up and any contaminated soil around them, remove the gas pumps, island, etc.!

Within 5 years this business has allowed be to Travel to Panama, Mexico, Cook Islands.

The wall with the fridge backs onto the living room.I think an interesting feature / design element would be create a pass-through / breakfast island on the wall backing onto the living space.

In Honolulu city I can see a 3 bd going for this much but not in other cities on Oahu, but Honolulu county accounts for the whole island.  

I'm doing a full Reno on this I'm taking out the wall in the kitchen to make it a big sit up island and extending the kitchen on the back wall.
