You didn't put the exact language you used in your text but from what you said it doesn't matter if it supersedes the lease or not. 

If you commit then commit and get it done no matter what.Regardless whether you BRR or flip your going to need good contractors so that is a start.

To me, it wouldn't make sense to go use hard money after you acquired the property.To @John Warren point, it really does matter if all the units are vacant or fully tenanted because other wise you cant rehab until it's ready to be turned.
