I was surprised to discover there are companies that actually rent out minutia kind of stuff like kitchen items, lol. 

The repairs would not necessarily need to be done all at once but it would need a new kitchen, a front door, and several windows replaced.

Each unit needs an updated kitchen and bathroom. 

I should say, I didn’t consider it a flip, and I wasn’t living in renovation dust the whole time... but I enjoyed renovating the kitchen, then adding a second bath, etc. ended up making quite a bit based on the few years of appreciation plus the upgrades.

When there's an exception to that, it usually involves kitchens or bathrooms, or a house that was so beat up no one could get a mortgage on it at all (eg, a flip) and someone had to pay cash.

I would look for a single family with a mother in law / second kitchen and rent the basement if you intend to househack.

Made some minor upgrades to kitchen, floors, and removed a wall to add space.

It's completely remodeled with a large kitchen and some acerage.
