If we take over a property in Chicago with security deposits, we always return them to minimize liability.

Either the residential property's sellers parents are going to die delaying closing, or the commercial lender is going to take issue with the concurrent closing, or the residential underwriter is going to condition for the commercial property to close first delaying closing long enough for the credit report to expire, or something else will come up throwing the plan in the garbage. 

I've seen mold scare folks off and the remediation really was minimal and folks bought house for several thousand under value.

I have received minimal information from each of them and will be showing the property on Monday.

I personally bought an SFR for 392 that is now worth almost 6 with minimal investment in remodel.

. $50,000 discount is the bare minimum you could get my attention for, and it'd have to be minimal work.

As it relates to individuals, statistically in my experience, landlords with 'good experiences' with applicants tend to respond (albeit delayed at times) and otherwise they rarely do.  

Of course we pay a little more for properties and may not get all 2 percent deals but our management headaches are minimal and we keep tenants for years sometimes.
