My light in my 4-plex was already on a dedicated line that the landlord pays for, so I didn't have to worry about it being on a tenant's bill.

The quickest I have closed a cash deal while using a title company is 6 calendar days - but that was only because I was doing 20-30 deals / month with this title co and I had a dedicated title officer working on my account. 

Haven't used it for real estate yet, but have been on the lending club platform for several years now as an investor. 

Are you guys hosting on GoDaddy/Bluehost or would you recommend other platform?
