While you've received a ton of valuable feedback already, I do want to add that you may want to consider creating a credibility book for yourself and your partner, detailing your prior experience, particularly with multifamily and listing your track record in their as well.

If they weren't aware or address major issues like leaks, hazards, etc. that's when I'd be worried about their ability to manage.In regards to being billed months late normally they won't charge you until their charged by contractor/landscaper, and just know their probably using joe blows landscaping who knows how to haul around a mower but probably not the most attentive to administrative/billing of their own business.

I reached out to Empire West Title Agency that sold us our policy and they responded that "Per my Title Department, The title of policy that you received at Close of Escrow, Homeowners Alta Policy, doesn’t allow for Endorsements when deeding into LLC’s".Does this sound right?
